AI SEO for hotels means getting your property named when a traveller asks ChatGPT, Gemini or Google's AI where to stay, with the right price, fees and policies in the answer. Our two studies of 500 buyer questions each did not include hotels, so we can't tell you which hotels AI names. They do show how AI builds answers for local businesses: in the UAE it read businesses' own sites (79.4% of sources), in the US it leaned on directories and lists (37.3%), and in both it repeated plain facts it could find.
How travellers ask AI where to stay
Our studies did not ask about hotels, so these are our examples, not study questions. They follow the pattern we saw in most industries we did measure: comparison questions were the minority, and most were about one need, one budget and one moment.
| Question (our example) | What the answer needs from you |
|---|---|
| Family hotel in Dubai Marina with a kids' club and connecting rooms? | Room types with occupancy, kids' club ages and hours |
| Pet-friendly hotel near the Austin airport with free parking? | Pet policy and fee, parking cost, distance to the airport |
| Which Abu Dhabi beach hotels include breakfast and late checkout? | What each rate includes, checkout time and late checkout terms |
| Quiet hotel in downtown Chicago for a business trip, gym open 24 hours? | Gym hours, desk and wifi details, noise notes per room type |
| What is the real nightly price at this resort after fees? | The total price with every mandatory fee |
| Hotel in London with step-free access and a roll-in shower? | Accessible room features in detail |
| فندق عائلي في دبي مارينا فيه مسبح للأطفال؟ (our translation: a family hotel in Dubai Marina with a children's pool?) | An Arabic page with the area and city in both scripts |
The closest category we did measure is restaurants: also a booking decision, also driven by reviews and guides. In our US restaurant answers, 100% named a place, with 7.7 per answer. In the UAE, 65.1% of the pages behind restaurant answers had "best" or "top" style titles, the most of any industry. Treat that as a signal for hotels, not as hotel data.
What our data can and can't tell a hotel
Both studies used Claude with Anthropic's live web search, one run per question, because it lists every source. Our client plans track ChatGPT and Gemini (Google AI). These are figures across all 10 industries in each study.
| Across all industries, Claude with live search | UAE (500 questions) | US (500 questions) |
|---|---|---|
| Answers naming at least one business | 92.0% | 93.8% |
| Businesses' own and other websites | 79.4% | 44.9% (of which 15.9% spam-style pages on unrelated sites) |
| Directories and lists | 9.5% | 37.3% |
| Review platforms | 2.9% | 3.2% |
| Wikipedia | 5.8% | 0.1% |
| Sources with a "best" or "top" style title | 37.7% | 26.3% |
| Tripadvisor | 106 citations, third most cited site | Not cited |
| Second-language sources in that language | 90.2% (Arabic) | 23.8% (Spanish) |
What we take from it for hotels, as our reading:
- Different markets read different sites. The same assistant cited Tripadvisor 106 times for UAE questions and never for US ones. A hotel selling to both needs its listings right in both places, and has to check, not assume.
- AI repeats ratings and numbers word for word. In UAE restaurant answers, Claude described one place as "highly rated at 4.9 out of 5 bubbles on Tripadvisor" and quoted another's "Average cost for two: AED 65". A hotel's rating, fees and check-in time travel the same way.
- Landmark and lodging pages get pulled in. Wikipedia was cited 30 times in UAE restaurant answers, 27 of them in Arabic, mostly loosely related pages about landmarks and hotels. Holiday rental listings on ar.airbnb.com were cited 13 times in Arabic real estate answers. Lodging pages are well indexed in Arabic; make sure yours is one of them.
- Booking engines can hide your facts. In our readiness study, restaurant sites were the exception among UAE sites, with 4.8% nearly empty homepages without JavaScript and 10.5% blocking an AI bot, the most of any industry. If your rates and room details only appear after a booking widget runs, a crawler that does not run JavaScript sees none of it.
Method and limits are in the UAE study, the US study, the UAE and US restaurant reports, and the readiness study.
What a hotel should publish
Write every fact as text on a page with its own address, not inside a booking widget, an image or a PDF.
| Page | What it must say | Why |
|---|---|---|
| Rooms | One page per room type: size, beds, maximum guests, view, connecting options, what is in the room | Guests ask for a room that fits one trip, not for "a hotel". |
| Rates, fees and what is included | The total nightly price with every mandatory fee, what the resort fee covers, breakfast, taxes | US and UK rules require the total price up front. AI repeats the number it finds. |
| Policies | Check-in and checkout times, late checkout, cancellation, deposit, children, pets and their fees, smoking | These are the details guests ask about and the ones OTAs often show differently. |
| Amenities | Pool, gym, spa, kids' club, parking, shuttle: hours, age limits, and whether each is free or paid | Schema.org says its amenity field does not state whether a feature is included or extra. Say it in text. |
| Accessibility | Accessible room types and their features in detail: doors, bathroom, shower, beds, alarms | A US legal duty for reservations, and a question AI can only answer from your page. |
| Location | Address, area and city, distances to the airport and landmarks, transport | Shared place names send answers to the wrong city, as Al Nahda did to Riyadh in our UAE data. |
| Guest-type pages | Families, business travel, long stays, events, with the facts each needs | These match how the questions are asked. |
| Arabic pages | The same facts in Arabic, written by a person, for Gulf guests | Arabic answers used Arabic pages when they existed. |
Schema is code in the page that tells machines what the page is. For a hotel that means the Hotel type with checkinTime, checkoutTime, petsAllowed and amenityFeature, matching the text on the page. Also check that robots.txt and your firewall let OAI-SearchBot in: OpenAI says sites that want to appear in ChatGPT search should allow it.
OTA consistency and the sites that matter
We have no hotel citation data, so this list is our working view, not a study result. The places a traveller, and an assistant, can read about you:
- Your Google Business Profile. Google says attributes show on your profile on Search, Maps and other Google platforms. Hotel Center needs a price feed with room prices and availability for hotel campaigns.
- Booking.com, Expedia and the other OTAs you sell through. Same hotel name, address, star rating, check-in times, fees and amenity list as your site. When listings disagree, AI picks one version or skips you.
- Tripadvisor. Heavily cited in our UAE data, absent in our US data. Keep it complete and reply to reviews.
- City guides and "best hotels for" lists. In our US restaurant answers, news, food and city guides were 42.6% of sources, from 96 outlets. Travel guides likely play a similar role for hotels, but we have not measured it.
Marketing rules that apply to hotels
A summary, checked against the sources below on 22 October 2026. It is not legal advice.
- US, total price. The FTC's rule on unfair or deceptive fees, in effect since 12 May 2025, requires hotels and other short-term lodging to "clearly and conspicuously disclose the true total price inclusive of all mandatory fees", shown more prominently than other prices. The FTC names "resort" fees among the ones it targets. Taxes may be left out of the headline price only if they are clearly disclosed before the guest pays.
- US, accessible rooms. Under the ADA rule at 28 CFR 36.302(e)(1)(ii), a hotel's reservations service must "identify and describe accessible features in the hotels and guest rooms" in enough detail for a guest with a disability to judge on their own whether a room meets their needs.
- Reviews. The FTC's final rule of 14 August 2024 bans fake reviews, paying for reviews that express a particular sentiment, undisclosed reviews by staff, and using threats to suppress negative ones.
- UK. The Digital Markets, Competition and Consumers Act brought a ban on drip pricing into force in April 2025: showing a starting price and adding fees as the guest moves through the booking.
- UAE. We have not summarised UAE hotel rate and fee rules here. Ask your emirate's tourism authority how rates and fees must be shown.
The rules and the AI answers want the same thing: one honest total price, and clear facts about the room.
What we would do, month by month
- Day 1. We agree the guest questions with you, by guest type, season and market, and record what ChatGPT and Gemini (Google AI) say today, with screenshots. We check what a crawler sees on your site without JavaScript, and whether AI search bots can get in.
- Month 1. Fees and policies first: one total-price explanation, one policies page, the same facts on your Google Business Profile. Hotel schema, room pages and an amenities page with hours and costs. We tag links so AI visits can be counted. Day 30 is the guarantee checkpoint.
- Month 2. Accessibility, location and guest-type pages. On Growth and Authority, we clean up your OTA, Tripadvisor and directory listings so name, fees, times and amenities match, and set up a review request routine inside the FTC rule.
- Month 3. Arabic pages and outside mentions on Growth and Authority. We rewrite pages based on what the answers quoted, and what they got wrong.
- Day 90. We compare your score with day one. You keep going, change the plan or stop.
| AI Visibility Audit | Foundation | Growth | Authority | |
|---|---|---|---|---|
| US and rest of world | USD 549, one time | USD 1,249 a month | USD 2,349 a month | USD 4,399 a month |
| UAE and the Gulf | AED 1,950, one time | AED 4,500 a month | AED 8,500 a month | AED 16,000 a month |
| Questions tracked | 30 buyer questions, 3 named competitors | 25, one market and one language | 40 + 40 (English + Arabic) | 60 + 60 (English + Arabic) |
| Re-checks on ChatGPT and Gemini (Google AI) | One full check, ready in 10 working days | Monthly | Every 2 weeks | Weekly |
| Pages written or refreshed | A 90-day plan | 100 a month | 200 a month | 300 a month |
| Reviews and directory clean-up | Which websites AI trusts in your industry | Not included | Included | Included |
| Mentions on trusted outside sites | Not included | Not included | Every 2 months | Every month |
The audit is 100% credited to month one if you sign within 30 days. Every plan includes traditional SEO and Google Business Profile work, runs month to month with no lock-in and no setup fee, and is 10 to 15% off when you pay yearly. USD details are at adjoltz.com/us; AED prices are on our homepage.
Which plan fits. One hotel selling mostly in English can start on Foundation, with your team keeping the OTA listings current, since listing clean-up is not part of it. A hotel with many Gulf guests, or anywhere in the UAE, fits Growth: Arabic pages and questions, plus the listing clean-up. Groups with several properties may need Authority's weekly re-checks and 300 pages a month.
How we work. Adjoltz is a Dubai team (Adjoltz FZE, Ajman Free Zone licence 58339) with no office outside the UAE. We work remotely on WhatsApp and email, with video calls for the day-one and day-90 reviews, and invoice in USD or AED from the UAE. We need access to your website, Search Console and Google Business Profile, your real rates, fees and policies, and one person, usually in revenue or marketing, who approves every page. We write in English, and in Arabic on Growth and Authority.
Our guarantee. In the first 30 days of any plan, if ChatGPT, Gemini (Google AI) or Google's AI answers do not name you for at least 3 commercial questions on the list you approved, or you are unhappy for any other reason, we refund 100% of what you paid, in cash, within 7 working days. No lock-in after that. The rules are on our guarantee page.
What we don't promise
- "You'll be first on ChatGPT." OpenAI says placement in ChatGPT search is not guaranteed, and nobody sells a place inside the answer.
- Guaranteed Google rankings, a number of bookings, or a shift from OTA bookings to direct ones.
- Control over what Booking.com, Expedia or Tripadvisor show. We can fix what you control and ask for corrections, nothing more.
- Fake reviews, reviews paid for a good rating, or paid spots on "best hotel" lists.
- Legal advice on fees or accessibility, an office outside the UAE, or a partnership with OpenAI, Google or Anthropic. We have none.
