Real estate is one of the two categories where AI holds back most; law firms are the other. Both assistants named no agency on about one in five questions: Claude with live search on 20%, Gemini from memory on 18%. All 10 of Claude's hedges were either "find a RERA registered agent" questions (7 of 7) or English "lowest commission" questions (3 of 3).
When AI does name agencies, memory and live search tell two different stories. From memory, Gemini named the same four firms again and again: haus & haus in 26 of 50 answers, Betterhomes and Allsopp & Allsopp in 21 each, Driven Properties in 18. With live search, Claude named haus & haus twice and Allsopp & Allsopp 4 times; its most-named were Betterhomes (9) and Driven Properties (7).
The live answers were built on the portals and on agencies' own Arabic blogs. Bayut and Property Finder were cited in 19 answers each. Not one Dubai Land Department page was cited, even for the RERA questions, and in Arabic three of those answers cited Saudi and Bahraini real estate pages instead.
What we asked
50 questions in buyers' and tenants' own words, across Dubai, Abu Dhabi, Sharjah and Ajman. The 25 English questions are tagged by intent: 13 compare, 6 specific, 3 price and 3 trust. The 25 Arabic questions cover the same ground and are tagged "mixed". Eleven of them:
| Question | Language | Intent |
|---|---|---|
| Best real estate agency in Dubai Marina for buying an apartment? | English | compare |
| Who is the best agent to sell my villa in Dubai Hills? | English | specific |
| Best real estate agent in Dubai for off-plan property for foreign investors? | English | specific |
| Which agency in JLT charges the lowest commission? | English | price |
| How do I find a RERA registered agent in Ajman I can trust? | English | trust |
| Top property management company in Business Bay | English | compare |
| Which real estate company helps with the Dubai golden visa through property? | English | specific |
| أفضل شركة عقارات في دبي مارينا لشراء شقة؟ (best real estate company in Dubai Marina to buy a flat?) | Arabic | mixed |
| أفضل وسيط عقاري موثوق في دبي هيلز؟ (most trusted broker in Dubai Hills?) | Arabic | mixed |
| كيف أجد وسيطًا عقاريًا مسجلًا في ريرا في جميرا؟ (how do I find a RERA registered broker in Jumeirah?) | Arabic | mixed |
| شركة وساطة عقارية في وسط مدينة دبي عمولتها أقل؟ (a Downtown Dubai brokerage with a lower commission?) | Arabic | mixed |
Who AI named
Counts are the number of the 50 answers that named each firm. We joined English and Arabic spellings of the same name (Driven Properties and دريفن بروبرتيز count as one), so some counts are higher than a count of exact spellings in the data file. Developers are included when the answer recommended them.
| Firm, as named | Claude, live search (of 50) | Gemini, from memory (of 50) |
|---|---|---|
| haus & haus | 2 | 26 (15 English, 11 Arabic) |
| Betterhomes | 9 | 21 |
| Allsopp & Allsopp | 4 | 21 |
| Driven Properties | 7 | 18 |
| fäm Properties | 1 | 12 |
| Emaar (developer) | 5 (all Arabic) | 10 |
| DAMAC (developer) | 4 (all Arabic) | 9 |
| Savills | 4 | 7 |
| Espace Real Estate | 1 | 7 |
| Knight Frank | 0 | 6 |
| Asteco | 5 | 4 |
| APIL Properties | 4 (all Arabic) | 0 |
Gemini put haus & haus first in 10 answers. That is memory at work: a few well-known names, repeated. Across our study, the 5 most-named real estate firms took 37% of Gemini's mentions but only 13% of Claude's live-search mentions. Because both lenses know the big names, real estate had more overlap than the other four industries in this series: by our matching, the two shared at least one firm on 18 of the 39 questions both answered with names. They put the same firm first on only 2.
Not a ranking. This is what two AI assistants said on one day, 21 October 2026. It is not our ranking, a review or an endorsement of any agency or developer. A firm missing here may still be excellent, and the lists change between assistants and over time.
Where the answers came from
Claude cited 9.32 pages per answer, 466 in all. The sites it used most:
| Site | Citations | What it is |
|---|---|---|
| bayut.com | 37 | Property portal, cited in 19 answers |
| en.wikipedia.org | 37 | Regulator and company pages plus some off-topic ones, cited in 19 answers |
| propertyfinder.ae | 28 | Property portal, cited in 19 answers |
| apilproperties.com | 18 | An agency's own blog; 17 of the 18 in Arabic answers |
| drivenproperties.com | 14 | An agency's own site; 11 in Arabic answers |
| ar.airbnb.com | 13 | Holiday rental listings, all in Arabic answers |
| dxbproperties.ae | 13 | Arabic guides and "top 10" lists of brokers and developers |
| penguin-real-estate.com | 10 | An agency's own Arabic pages |
| dubai.dubizzle.com, excelproperties.ae, laforet.ae | 6 each | Classifieds and agency sites |
By type, 71.9% of citations were agency and other websites, 17.4% directories and portals (the highest of the five industries here), 7.9% Wikipedia, 1.3% news, 0.6% review sites, 0.6% social media and 0.2% government: one Ajman legal page. No Dubai Land Department page appeared anywhere in the 50 answers.
- Portals are the floor, not the ceiling. For rental questions, the live answer often listed Bayut or Property Finder itself before any agency. Full portal profiles keep you in the pool, but they do not make you the answer.
- Arabic blogs win Arabic answers. APIL Properties was cited 17 times in Arabic and named 4 times, all in Arabic. Penguin's Arabic pages were cited 10 times, and Penguin was named in both Arabic Deira and Downtown commission answers.
- The regulator gap is yours to fill. Seven questions asked how to check a broker, and no DLD page was cited. An agency page that explains the check step by step, in both languages, answers what AI could not source.
English vs Arabic
| English (25) | Arabic (25) | |
|---|---|---|
| Claude: answers naming at least one firm | 80% | 84% |
| Claude: firms per answer | 5.35 | 3.81 |
| Gemini: answers naming at least one firm | 88% | 76% |
| Gemini: firms per answer | 5.82 | 5.32 |
| List-style share of Claude's sources | 30.3% | 23.2% |
| Questions where both lenses named a firm in common (our matching) | 8 of 20 | 10 of 19 |
Three things changed in Arabic. First, "best real estate company" (شركة عقارات) was often answered with developers: Claude's Arabic answers named Emaar 5 times and DAMAC 4 times, never in English. Second, 91.7% of Claude's Arabic citations were Arabic pages, so agencies with Arabic content were named. Third, Gemini's Arabic names were unreliable: in 5 of its 25 Arabic answers (q126, q133, q141, q144, q150) it paired a known agency's English name with an Arabic name that does not match it, such as بليك هيلز for haus & haus.
The wrong-place answers, question by question:
- q135, trusted broker in Al Nahda (النهدة): the live answer named two brokers in Saudi Arabia and pointed to the Saudi real estate authority.
- q149, RERA registered broker in Al Nahda: the live answer described the Saudi authority's online broker check.
- q137 and q143, RERA registered broker in Jumeirah and Al Barsha: the advice was Dubai's (use Dubai REST), but the first sources listed were Saudi government pages and Bahrain's RERA.
- q108, q113 and q105 in English: Business Bay returned property managers in the San Francisco Bay Area and Washington DC, JVC returned a talent agency in Los Angeles, and JLT first returned low-commission agents in the United States.
- q114, RERA registered agent in JLT: one of the cited pages was India's Maharashtra RERA site. RERA is also a regulator's name in India and Bahrain.
Three real answers
Best real estate agency in Dubai Marina for buying an apartment?
Claude with live search, first names: fäm Properties, Espace, Dacha Real Estate. Gemini from memory: haus & haus, Betterhomes, Allsopp & Allsopp.
أفضل وسيط عقاري موثوق في دبي هيلز؟
Claude with live search: Top Realty UAE, دار الخليج العقارية, Allsopp & Allsopp. Gemini from memory: داماك, إعمار (Emaar Properties), then بليك هيلز with "haus & haus" in brackets.
How do I find a RERA registered agent in JLT I can trust?
Neither assistant named an agency. Claude with live search: "The Dubai Land Department (DLD) maintains a comprehensive online list of all RERA-licensed brokers and their Base Registration Number (BRN)." None of its 10 sources was a DLD page.
What it costs to buy this attention instead
Top-of-page bid range from Google Ads Keyword Planner, UAE, 21 Oct 2026, with average monthly searches over the last 12 months.
| Search | Monthly searches | Competition | Top-of-page bid (AED) |
|---|---|---|---|
| real estate agency dubai | 2,900 | Medium | 8.69 to 37.13 |
| property management dubai | 880 | Medium | 11.76 to 29.37 |
| شركة عقارات دبي | 30 | High | 10.66 to 53.11 |
At the top of the range, 100 clicks on "real estate agency dubai" cost AED 3,713, and its searches ranged from 1,900 in May 2026 to 4,400 in October 2025. The Arabic search had the highest top bid, AED 53.11, on only 30 searches a month. A place in an AI answer has no click price, but it is earned and never guaranteed; see AI SEO vs Google Ads.
What a real estate agency should do
- Publish what a listing cannot say. Area guides built on DLD data, an honest commission and fee breakdown, and a page on how to check your agents on DLD's broker list, with each agent's BRN. These are the questions where AI hedged or found no source.
- Write the Arabic version, with your Arabic name fixed. Arabic answers named the agencies with Arabic blogs. Use one Arabic spelling of your brand, and say وسيط عقاري (broker) plainly so you are not mixed up with developers.
- Say "Dubai" and "DLD" every time. Write "RERA Dubai" and دائرة الأراضي والأملاك في دبي, and pair every area with its emirate in both scripts: Business Bay, Dubai; النهدة، دبي.
- Keep portal profiles complete. Bayut and Property Finder sat under 19 answers each. Same agency name, licence details and agent list as your site.
- Advertise inside the rules. DLD's ad permit through Trakheesi covers 14 ad types, electronic ads included, and a broker applying must attach the marketing contract with the owner. RERA's 2024 brokerage guide says the permit number must be shown on the ad, and DLD says the Madmoun QR code must appear on all real estate ads, "whether visual or written". Our working rule: any page showing a specific unit for sale or rent carries its permit and QR code; for mixed pages, check with DLD.
- Measure the hedged questions. Track the trust and commission questions monthly, in both languages, on two assistants. Start with the free AI check; the full plan is on AI SEO for real estate. The audit is AED 1,950.
Method and limits. 50 real estate questions (25 English, 25 Arabic), each asked once on 21 October 2026. Lens 1: Claude with Anthropic's live web search tool, all 50 answered, 466 citations saved; the search runs on a US-based index. Lens 2: Gemini Flash-Lite through the Gemini API, without live search, all 50 answered. Every recommended firm was listed with one rule set; portals such as Bayut, government bodies and individual agents were left out, so answers that named mainly agents count fewer firms. Our name matching across languages may miss variants. One day, one run, and we did not check that every named firm exists or is active. Full method and data: UAE AI visibility study 2026.
