A Dubai broker or developer gets named by ChatGPT and Gemini (Google AI) when it owns the answers buyers can't get from a listing: area numbers taken from Dubai Land Department data, honest fee breakdowns, handover records and agent profiles with real licence details, in English and Arabic. Portals own the listings. You can own the knowledge. Any page that shows a property for sale or rent also needs a Trakheesi advertising permit, so we plan for that from the start.
What buyers and tenants actually ask AI
This is our starting list for real estate. We adapt it to your areas, price band and whether you sell, lease or build, and you approve the final list. The money is in the specific questions at the bottom.

How AI decides which agency or developer to name
In the answers we check, AI names about three firms and stops. Four things decide who makes it.
- Brand size is not enough. In a May 2026 study, BARS Agency ran 40 English questions through six AI platforms, giving 200 answers. Emaar appeared in 79% of relevant answers. Aldar, also a very large developer, appeared in 13%. The study's own line: "Brand recognition does not predict AI visibility."
- Answers beat listings. A listing tells AI a unit exists. It doesn't explain why one JVC tower rents faster than the next, or how late a handover ran. In our search below, agency blogs that explained such things filled the results.
- Dated numbers get quoted. Pages that put one clear number in the headline, such as a price per sq ft, stood out in search. The Dubai Land Department publishes transaction data and a price index, yet no DLD data page appeared for the price question. An agency that turns that data into a clear monthly page gives AI something to quote with its name on it.
- Specific questions trigger more searching, and trust questions follow. Google says its AI runs several related searches across subtopics, which it calls "query fan-out". The British expat question splits into budget, bedrooms, schools and areas, so a page that answers the whole situation gets pulled in. Then the buyer asks "is this agency reliable?", and a few deposit complaints can outweigh hundreds of happy clients in AI's one-line summary.
What we saw in search results on 21 Oct 2026
We ran 9 of the questions above through a web search tool on 21 Oct 2026. This is what search returned, not what ChatGPT answered, but AI tools that search the web pick their sources from pools like this. Our tool searches from outside the UAE, so a browser in Dubai may show a different order.
| Question we searched | What came up | What stood out |
|---|---|---|
| Best real estate agency in Dubai for off-plan | 7 agency pages, 3 "top agencies" lists | One agency's homepage title is literally "Best Real Estate Company in Dubai". No portals. |
| How to check if a real estate agent is RERA registered | 7 Indian sites, 1 Dubai training firm, 1 Australian government page | "RERA" is also India's regulator. No DLD page appeared. |
| Average price per sq ft JVC 2026 | About 6 agencies, 1 portal price index, 1 developer, 1 data site | Figures ran from AED 1,350 to 1,740 per sq ft. No DLD page. |
| Best area for families, 2 bedroom, good schools | 7 agency blogs, 1 industry firm, 1 relocation blog | The most open question of the nine. No portal, no schools regulator. |
| Which Dubai developer hands over on time | Developer databases, proptech blogs, 1 Gulf News page | No developer ranked for its own record. The tool's AI summary repeated exact on-time percentages from blogs that we could not verify. |
| أفضل شركة عقارات في دبي | 6 agency pages, 1 developer blog, 2 other | A developer's Arabic blog naming itself "best" ranked second. |
| كيف أتأكد أن الوسيط العقاري مرخص في دبي | DLD's broker search, 3 law firm blogs, a portal, agencies | The DLD page appeared in Arabic, but not for the English version. |
| How to avoid rental scams Dubai | Agency and property manager blogs, a rental platform, a car rental site | No DLD, police or news page. Official tools reached the AI summary only through agency blogs. |
- Agencies write the answers. About 36 of 82 results (44%) were agency pages, mostly blogs. The big portals got 3 spots in total.
- The regulator is nearly invisible. DLD appeared once in 82 results, and only in Arabic. No Reddit thread or review platform appeared.
- Wording matters. About 9 results were off target, such as Indian RERA pages. Pages that say "Dubai" and "DLD" plainly avoid that.
- Unchecked numbers spread. Handover percentages and prices per sq ft were repeated as fact. If you don't publish your record, someone else will.
The advertising rules that shape what you can publish
Checked against Dubai Land Department sources on 21 Oct 2026. Rules change by circular, so confirm with DLD before you publish.
- Every property ad needs a DLD permit through Trakheesi. DLD's ad permit service covers 14 ad types, electronic ads included. A broker applying must attach the marketing contract with the owner. RERA's 2024 brokerage guide says the permit number must be shown on the ad.
- The QR code is mandatory. Each permit comes with a Madmoun QR code, required from 24 April 2023. In April 2025 DLD said it must appear on all real estate ads, "whether visual or written".
- Fines are real. DLD describes a progressive AED 50,000 fine per violation that can lead to licence cancellation. It fined 256 brokers in the first half of 2024.
- DLD checks the portals with AI. Its ad-checking platform reviews ads on Property Finder, Bayut and Dubizzle. By April 2025 it had checked more than 279,000 ads and auto-corrected 29% of them.
- Developers need written approval first. Law No. 8 of 2007 says a developer may not advertise off-plan units in any media "unless he obtains an authorisation in writing from the Department". Brokers marketing off-plan must check the project is registered, has an escrow account and is covered by a marketing contract.
- Personal social accounts. Gulf News reported that since 1 February 2026 the UAE Media Council requires an Advertiser Permit for people promoting products online. Check with the Media Council whether it covers your agents.
Our working rule: any page that shows a specific unit or project for sale or rent is an ad, so it carries the permit number and QR code. Area guides, fee explainers and market data pages sell no unit. For pages that mix the two, check with DLD.
The pages to build
Schema is code in the page that tells Google and AI what the page is: an agency, an agent, a listing, a place.
| Page | Example title | What it must include | Schema |
|---|---|---|---|
| Area data, monthly | JVC in October 2026: price per sq ft, rents and sales from DLD data | Price per sq ft by unit type, rent ranges, transaction count, the DLD data date, your view in two lines | Article about a Place, with dateModified |
| Fee breakdown | Every fee to buy a AED 2 million apartment in Dubai | Each fee, amount, who pays, the DLD source for each line | WebPage with the figures in tables |
| Agent profile | [Name], Dubai Hills villa specialist | Registration number, areas, languages, deals closed (with client consent), portal profile links | Person with worksFor your RealEstateAgent |
| Handover record (developers) | Every project we delivered: promised and actual handover | Each project with promised and actual month. Only works if it's honest | ItemList of ApartmentComplex |
| Listing | 2 bed in Dubai Hills Estate, AED 2.4m, ready | Permit number and QR code, real photos, date posted, service charge | RealEstateListing with datePosted and Offer |
| Arabic twin | قرية جميرا الدائرية: سعر القدم المربع والإيجارات | The same data in Arabic, with area names as Arabic speakers search them | Same schema, inLanguage ar, hreflang to the English page |
The fee page shows why accuracy wins. Many guides say "the buyer pays 4% to DLD". DLD's own service page for registering an initial sale lists 2% of the sale value for the seller and 2% for the purchaser, plus small fixed fees. A page that explains that, with the link, is one AI can quote with confidence.
Reviews and reputation
- Portal badges. Property Finder's SuperAgent needs, among other things, a 4.0 rating, WhatsApp replies within 2 hours and an approved deal in 90 days. Bayut's TruBroker rewards responsiveness and quality listings. Both are earned, not bought.
- DLD's own ratings. RERA classifies brokers and offices, and buyers see those ratings in the Dubai REST app.
- Google Business Profile. Reviews that name the agent, area and deal ("Ahmed found us a villa in Arabian Ranches in 3 weeks") match more questions than "great service". Google lets you ask for honest reviews, not pay for them or ask only happy clients.
Why Arabic matters in Dubai property
- The Arabic bar is low. In our Arabic search, a developer's blog calling itself "best" ranked second, and the BARS study didn't test Arabic at all.
- AI reads your page code, not your browser translation. A translation plugin leaves no Arabic text for ChatGPT to read. Real Arabic pages, linked to their English twins with hreflang, do. On 20 and 21 Oct 2026, our own tracking counted 4 visits from ChatGPT links to adjoltz.com, and one landed on an Arabic blog post.
- More Arabic may soon be required. In May 2026, a Ministry of Culture official said a federal Arabic language law was due the following year, and The National reported it would "ensure the use of the language in public advertisement campaigns". It is still being drafted, so treat it as a direction, not a rule yet.
Common mistakes
- Copying the developer's brochure. If the same text sits on 40 agency sites, AI has no reason to quote yours.
- Listings on your own site without the permit number and QR code. The portals check. Your site should too.
- Agent names spelled three ways across the portal, LinkedIn and your site, so AI can't link them to one person.
- Blocking AI crawlers by accident. OpenAI says sites that want to appear in ChatGPT search should allow its OAI-SearchBot crawler. We check on day one.
