AI SEO for real estate agents means getting you or your brokerage named when someone asks ChatGPT or Google's AI which agent to use. AI does name agents: in our US study it named someone in 46 of 50 questions. But it goes quiet on who charges less and who is honest, and it builds most answers from portals, referral sites and agencies' own pages. A plain fee page, a way to check your licence and one page per service and city give it something to use.
How buyers, sellers and renters ask AI about agents
Real questions from our two studies, word for word: 50 in the UAE (25 English, 25 Arabic) and 50 in the US (40 English, 10 Spanish), asked on 21 October 2026.
| Question | Market | Language | Type |
|---|---|---|---|
| Which agency in JLT charges the lowest commission? | UAE | English | price |
| Best real estate agent in Dubai for off-plan property for foreign investors? | UAE | English | specific |
| أفضل وسيط عقاري موثوق في دبي هيلز؟ (our translation: most trusted broker in Dubai Hills?) | UAE | Arabic | mixed |
| شركة وساطة عقارية في وسط مدينة دبي عمولتها أقل؟ (our translation: a Downtown Dubai brokerage with a lower commission?) | UAE | Arabic | mixed |
| Best real estate agent in Chicago for first-time home buyers? | Chicago | English | compare |
| Who is the best listing agent to sell my house fast in Denver? | Denver | English | specific |
| Which real estate agents in Austin charge a lower commission? | Austin | English | price |
| How do I find an honest real estate agent in Charlotte? | Charlotte | English | trust |
| Mejor agente de bienes raíces que hable español en San Diego (our translation: best Spanish-speaking real estate agent in San Diego) | San Diego | Spanish | mixed |
People rarely ask for "the best agent in the city". They ask about one job: selling a villa, a first condo, a two-bedroom rental, an off-plan investment. And they ask two things agents rarely answer on their own sites: what you charge, and how to check you are licensed and honest. Those are the questions where AI named no one.
What AI relied on for real estate answers: UAE and US
Both studies used the same lens, Claude with Anthropic's live web search tool, so the columns compare fairly. We used Claude because it lists every source; our plans track ChatGPT and Gemini (Google AI). The UAE study also asked Gemini from memory, without search.
| Claude with live search, 50 questions each | UAE (Oct 2026) | US (Oct 2026) |
|---|---|---|
| Answers naming at least one agency or agent | 82% (41 of 50) | 92% (46 of 50) |
| Names per answer, when any | 4.56 agencies | 6.1 names (4.4 counting firms only) |
| Answers that hedged and named no one | 20% | 8% |
| Where it hedged | All 7 "RERA registered agent" questions and all 3 English "lowest commission" questions | Lower commission in Austin and San Antonio, honest agents in Chicago and Charlotte |
| Sources cited | 466, 9.32 per answer | 458, 9.2 per answer |
| Agency, agent and other websites | 71.9% | 31.4% |
| Portals, directories and agent finders | 17.4% | 40.4% |
| Spam-style pages on unrelated sites | Not a separate type in the UAE coding | 20.3% |
| Most cited sites | bayut.com and en.wikipedia.org (37 each), propertyfinder.ae (28) | homelight.com (45), biggerpockets.com (34), simplifyem.com (30) |
| Government pages | 0.2% (one Ajman legal page, no DLD page) | 0.0% (government and Wikipedia together) |
| Second language | 91.7% of Arabic citations were Arabic pages | 3.3% of sources behind Spanish answers were Spanish pages |
Which real estate agents in Austin charge a lower commission?
I couldn't find a definitive, independently verified list of Austin agents with lower commissions. The results are mostly from low-commission brokers and marketplaces, which have a stake in the answer.
What we read from this:
- Different markets, different backbones. US answers leaned on referral sites and agent finders. UAE answers leaned on the two big portals and agencies' own blogs, often in Arabic.
- Memory favours old names, search does not. From memory, Gemini named haus & haus in 26 of 50 UAE answers; Claude's live search named it twice. A newer agency can win live answers with pages long before a model remembers it.
- Trust and fee questions are empty. AI explained how to check a broker but cited no regulator page in either market. Explain the check on your own site and you fill that hole.
- Tie people to the firm. A third of US names were agents. If the agent page does not link the brokerage, the firm gets no credit.
Full numbers are in our UAE real estate report and US real estate agents report, and the method is in the UAE study and the US study.
What an agent or brokerage should publish
Schema, mentioned below, is code in a page that tells machines what the page is about: this is a real estate agent, this is the licence number, this agent works for this brokerage. Schema.org has a RealEstateAgent type for exactly this.
| Page | What it must say | Why, from our data |
|---|---|---|
| How we charge | Your commission or fee, what it covers, what is negotiable, and for buyers what the written agreement says. Date it. | Commission questions hedged in both markets; US answers that named anyone named discount platforms. |
| How to check us | US: each agent's licence number and a link to the state lookup. UAE: each agent's BRN and the DLD broker check, step by step, in English and Arabic. | No answer in either study cited a regulator page, and all 7 UAE RERA questions named no agency. |
| Service and city pages | "Investor agent in Denver, Colorado", "Off-plan for foreign investors in Dubai": recent results, areas, days on market, who handles it. | Repeat names in the US owned one kind of question through their own pages. |
| Agent profiles | Name, licence, languages, areas, the brokerage name and a link to it, both ways. RealEstateAgent schema for the firm, linked to each agent. | 32.7% of US names were individual agents. |
| Area guides with your own numbers | Prices and rents, with dates and the source (DLD data in Dubai, your closed sales in the US). | UAE answers used agencies' own blogs: APIL Properties was cited 17 times in Arabic answers. |
| Arabic or Spanish twin pages | The same facts in the buyer's language. In Arabic, say وسيط عقاري (broker) plainly, and write the area with its emirate. | Arabic answers to "best real estate company" named developers such as Emaar and DAMAC. Spanish answers had almost no Spanish pages to use. |
Technical basics are the entry ticket, not the prize. In our readiness study, 31.4% of the 156 real estate sites Claude cited in the UAE had LocalBusiness schema, and 67.9% passed all seven of our basic checks. For Dubai in more depth, see AI SEO for real estate in Dubai.
The directories and listings that matter
- UAE: Bayut (37 citations) and Property Finder (28), each in 19 of 50 answers. For rentals, the answer often pointed to the portal before any agency. Arabic "top 10" lists on dxbproperties.ae also came up.
- US, by kind of question: HomeLight for selling fast; the BiggerPockets agent finder, which fed 5 of the 6 "agent for investors" answers; Simplifyem's property manager lists, cited in all 4 property management answers; Redfin for condos; Clever for commission questions; ClearlyRated in all 4 commercial broker answers; Experience.com for agent reviews.
- Reviews were talked about, not read. 8 US answers mentioned Yelp and 10 mentioned Google reviews, and none cited either. People still check them next, so keep your Google and Zillow reviews healthy.
- Self-praise gets flagged. One brokerage's "Voted the Most Trusted Agents in Real Estate" line was called "a company's own marketing claim".
Marketing rules that apply to real estate agents
A summary, checked against the sources below on 22 October 2026. It is not legal advice. Rules differ by state and emirate, so confirm with your broker or regulator.
- NAR members, United States. Article 12 of NAR's 2026 Code of Ethics says REALTORS "shall be honest and truthful in their real estate communications and shall present a true picture in their advertising". Standard of Practice 12-5 says ads in any medium must disclose the firm's name "in a reasonable and readily apparent manner".
- The NAR settlement. NAR's FAQs say the MLS policy changes went into effect on 17 August 2024. Offers of compensation can no longer be communicated on an MLS, and MLS participants working with buyers need a written agreement before touring a home.
- Fair housing. Under 24 CFR 100.75 it is unlawful to publish an ad for the sale or rental of a dwelling that indicates a preference, limitation or discrimination because of race, color, religion, sex, handicap, familial status or national origin. That covers words, phrases and photos, in area guides too.
- A state example: Texas. 22 Texas Administrative Code 535.155 says each ad must include the name of the license holder or team placing it, and the broker's name in at least half the size of the largest contact information, in a readily noticeable place.
- Dubai. The Dubai Land Department's ad permit, issued through Trakheesi, covers 14 types of advertising, electronic ads included, and for 12 of them a broker must attach the marketing contract with the owner. DLD said on 24 April 2025 that companies must display the Madmoun QR code "on all real estate advertisements, whether visual or written". Our rule: any page showing a specific unit carries its permit and QR code.
- Reviews, in the US. The FTC's 2024 rule bans fake reviews, rewards that depend on a review being positive or negative, staff reviews that hide the connection, and threats to get bad reviews removed. The FTC can seek civil penalties against knowing violators.
What we would do, month by month
- Day 1. We agree your question list with you: buying, selling, renting, investing, commission and trust questions for your city or emirate. We ask them on ChatGPT and Gemini (Google AI) and record who gets named today, with screenshots.
- Month 1. Site fixes so AI can read you: search bots allowed, page text in the HTML, RealEstateAgent schema linking the firm to each agent. Google Business Profile corrected. First pages: how we charge, how to check us, and the page for your most valuable question.
- Month 2. Agent profiles, linked both ways. Area guides on your own numbers. A compliance pass: firm name and licence on US pages, permit and Madmoun QR on Dubai unit pages. On Growth and Authority, directory clean-up: HomeLight, BiggerPockets, Bayut and Property Finder made to match your site.
- Month 3. We refresh the pages AI used and fix the ones it skipped. On Growth, Arabic pages and the first outside mentions. A re-check on the same questions.
- Day 90. We compare your score with day one. You keep going, change the plan or stop.

The audit is 100% credited to month one if you sign within 30 days. Every plan includes traditional SEO and Google Business Profile work, runs month to month with no lock-in and no setup fee, and is 10 to 15% off when you pay yearly. USD details are at adjoltz.com/us; AED prices are on our homepage.
Which plan fits. A US agent or small team selling in English usually starts on Foundation: your site, your pages, your Google Business Profile. Directory clean-up and outside mentions are only in Growth and Authority, and Growth's second language is Arabic, so it suits Dubai and Gulf brokerages. Growth comes with our ready question list for real estate.
How we work. Adjoltz is a Dubai team (Adjoltz FZE, Ajman Free Zone licence 58339), with no office outside the UAE. We work remotely on WhatsApp and email, hold the day-one and day-90 reviews on video calls, and invoice in USD or AED from the UAE. We need access to your website, Google Search Console and Google Business Profile, and one person who approves pages quickly. We write in English, and in Arabic on Growth and Authority. We do not write or track Spanish pages; if you serve Spanish speakers, add a native Spanish writer.
Our guarantee. In the first 30 days of any plan, if ChatGPT, Gemini (Google AI) or Google's AI answers do not name you for at least 3 commercial questions on the list you approved, or you are unhappy for any other reason, we refund 100% of what you paid, in cash, within 7 working days. No lock-in after that. The rules are on our guarantee page.
What we don't promise
- That you will be the first name ChatGPT or Gemini gives. No one controls those answers, and they change from day to day.
- Guaranteed Google rankings.
- Leads, showings, listings or closings.
- Paid spots on "best agent" lists, or fake or paid reviews.
- Legal or compliance advice. Your broker and your regulator have the last word on every ad.
- Spanish pages, an office outside the UAE, or a partnership with OpenAI, Google or Anthropic. We have none.
